Don't be chasing the market down by just "trying" a price. Your home has to be seen to be sold and in order for it to be seen, it needs to be priced correctly which will target the correct buyer. If you start off "chasing the market", and then lowering your price, you will never catch up and will have wasted time, energy, and a lot of extra emotion with a lesser rate of return than in if you had priced it accordingly from the beginning.
