Another important statistic that showed in September and October, was the selling to list price ratio.... It is at 96.46% overall.Still indicating a buyers market on sales.

Late

Monday is the day the I update all of my sellers on what has been happening in the market and their home or property, specifically in the last week. A few of the things I answer are:

Well, today I'm Late! I'm late! I know I am late!  Monday's are generally a little more hectic than other days in the office. Seems typical for any office. But today was one of those days where all my best laid plans when right out the window. So much to do, so little time. .... Adapt and Overcome. Adapt and Overcome.

  • Active Listings : 119 - this is a decrease from the month of April .
  • Average Median Price : $367,362
  • Average Market Time : 193
  • Price range : Lowest $63,000; highest is $1,495,000 (waterfront home on North Shore Hood Canal)

  • Pending: 9
  • Average Median Price : $241,261.00
  • Average Market Time : 115 days  (Down from 152)
  • Average Dollars per square foot : $183.46  (this includes a waterfront home for sale which increases the average dollar considerably)

So that is a total of 28 pending homes for sale in Belfair.  This includes homes from a list price of $69,900 on up to $549,950.00.

Sold Homes in Belfair from March 1, 2009 to date

  • 8 sold in June 2009
  • 9 sold in May 2009
  • 7 sold in April 2009
  • 6 sold in March 2009
  • Average Median Price: $195,152
  • Average $$'s per square foot : $149.71
  • Average Days on the Market: 170

Out of the 30 sold homes in Belfair since March 1, 2009, the prices ranged from $37,000 on up to $442,000. 

Another important statistic that showed in June was the selling to list price ratio.... It is at 99% overall which means there are fewer conscession on price between buyer and seller. 

We seem to be holding steady for closed sales although we will see an increase as the pendings are up with total of 28 pending sales working through to the closing process. Buyers seem to be pulling the trigger finally and taking advantage of the tax credits available, low interest rates as well as the many great choices and opportunities available in the Belfair WA real estate market. Things are starting to heat up along with the weather!

Where's the Bottom of the Belfair WA Real Estate Market? Let's Go Bottom Fishing!

bottom fishing in Belfair, WAI am going to introduce my buyers who are out looking or contemplating looking for homes or property for sale in the Belfair WA area, to try a new angle - LET'S GO BOTTOM FISHING!

I have been asked many, many times over the past hours, days, weeks, months - "WHERE and WHEN WILL WE SEE THE BOTTOM OF THE BELFAIR WA REAL ESTATE MARKET? WHEN WILL IT HAPPEN?"

My first thought was to myself- well let me grab my magic crystal ball and see what it says because no one comes out running with a huge flag, megaphone, parade and the media behind them declaring "THIS IS IT !  THIS IS THE BOTTOM OF THE MARKET!!" 

 So how do you tell where and when the bottom is????  

A very good friend of mine and I were talking about this subject yesterday and he said to me that "Buyers should make their own bottom - let them find the bottom and determine the bottom based on their goals and where they think the bottom should be."

You will not KNOW exactly when we are at bottom.  We will only be able to tell as we LEAVE the bottom and start in the other direction.   And that means you MISSED the bottom.

There is no definitive, pin-point, this is the number for the bottom of the real estate market or a way to know it as it is happening.  Just as with a recession - we do not know we are in a recession until months later. The same is true in the real estate market - we do not know we have hit bottom until the bottom actually passes! Make sense? 

You as the buyer have to determine your own bottom based on your OWN goals.  YOU determine what you feel the bottom is.  What do you think the bottom price of a home or property for your goals on the market should be?  And once you have determined it - make that offer and see if it is the bottom or what you think is the bottom!  catching the bottom of the market

Otherwise, guess what?  The bottom of the Belfair WA real estate market and all other areas will pass you by as well and before you know it - we'll be moving in the other direction and someone will declare based on statistics "Oh Yes - THAT was the bottom." 

You ready?  Let's go Bottom Fishing! You might end up catching the bottom of YOUR market."
