Hood Canal & Puget Sound Waterfront Homes for Sale~How was the year in review?

2009 was a very tough year all around - the economy overall and the housing market in general, so what went on with Hood Canal & Puget Sound Waterfront Home Sales?  Surprisingly enough there were 23 homes sold along the shores of Hood Canal and Puget Sound in 2009.  I decided to take a look at 2009 and compare it to 2008, 2007 and 2006 to see how much of a difference there was in price, homes sold, and the time on the market. 

Waterfront homes as a general rule, tend to be more for recreational, part-time summer use, but there has been an increase in the number of waterfront homes that are lived in full time along the Shores of Hood Canal and Puget Sound. 

When reviewing Puget Sound Waterfront homes for sale, I am reviewing the statistics for my market area of Puget Sound which consists of Victor, Allyn, and Grapeview -all along the shores of Case Inlet & North Bay.  Shelton is also in my market area but there does tend to be a slight difference in marketing and values so I did not include that area in the statistics but will be reviewing it in another blog.

The statistics I am looking at regarding the homes for sale and sold on the Hood Canal are along theSouth Shore and North Shore of the Hood Canal in my market area which includes the towns of Belfair, Union and Tahuya in  Mason County. 

We carried quite a large inventory of waterfront homes for sale throughout the year of 2009. The end of the year we did see some come off the market which did lighten the inventory some.  We also saw an increase in the showings of waterfront homes for sale  above the $500,000 price range during the month of December and into the new year.  A lot of these buyers are also cash buyers-possibly taking advantage of the great homes for sale with great prices and values as opposed to placing their hard earned dollars elsewhere... 

So here's the wrap up:

2009 there were a total of 23 waterfront homes sold along the Hood Canal & Puget Sound in Mason County.

  • (9) were sold along the South Shore of Hood Canal
  • (5) were sold along the North Shore of Hood Canal
  • (9) were sold along the shores of Puget Sound - North Bay and Case Inlet.
  • The average sale price wasas $391,283
  • The average market time was 235 days
  • The average dollars per square foot was $338.63

2008 there were a total of 23 waterfront homes sold along the Hood Canal & Puget Sound in Mason County.

  • (8) were sold along the South Shore of Hood Canal
  • (6) were sold along the North Shore of Hood Canal
  • (9) were sold along the shores of Puget Sound - North Bay and Case Inlet
  • The average sale price was $604,158
  • The average market time was 152 days
  • The average dollars per square foot was $337.95.

It is interesting to see the difference in the market times and the fact that 2009 the buyers were focused on homes under $500,00 for the most part.  It is also interesting to see that the dollars per square foot for both these years stayed fairly consistent.

2007 there were a total of 27 waterfront homes sold along the Hood Canal & Puget Sound in North Mason County.

  • (9) were sold along the South Shore of Hood Canal
  • (5) were sold along the North Shore of Hood Canal
  • (12) were sold along the shores of Puget Sound - North Bay and case Inlet.
  • The average sale price was $584,815 (3 of the homes sold for over a million dollars)
  • The average market time for these homes was 119 days
  • The average dollars per square foot were $379.49 - roughly a 12% difference from 2008 and 2009.

One more year to take a look at - 2006 - I think it is safe to say that 2007 was the peak of the market but let's see how it compared to 2006.

2006 there were a total of 42 homes sold along the Hood Canal & Puget Sound in North Mason County.

  • (12 ) were sold along the South Shore of Hood Canal
  • (16) were sold along the North Shore of Hood Canal
  • (14) were sold along the Puget Sound - Case Inlet and North Bay
  • The average sale price was $$480,970 (the highest sale was one at $1.06 million. 
  • The average market time for these homes was 129 days
  • The average dollars per square foot was $330.34

Interesting..... the average dollars per square foot was higher in 2007, but there were more Hood Canal and Puget Sound Waterfront  homes sold in 2006.  Good numbers to take a look at.

So in a nutshell would you agree 2007 was the peak of the north Mason County waterfront home sales along the Hood Canal and Case Inlet/North Bay-Puget Sound as far as values go?  Overall the average dollars per square foot has stayed consistent as well as the number of sales for the last few years.  Even in 2008 and 2009 the average dollars per square foot was higher than in 2006. 

Got to say, that it is nice to see that the waterfront homes for sale have pretty much held their value!

North Shore Waterfront Homes for Sale on Hood Canal~ March Real Esate Update~~

 There are some awesome waterfront homes  for sale out there right now!

North Shore Hood Canal

Hood Canal Waterfront homes for sale along both the North Shore and South Shore are in a fair abundance for this month.  There are many choices and many price ranges all offering many unique waterfront home opportunities.

  

There are currently 14 North Shore Hood Canal Waterfront Homes for sale.  Prices range from a low of $399,000 on up to a high of $1,495,000. One home has just come on the market at $1,495,000;

The average market time for homes actively listed is 240 days along the waterways of Southern Puget Sound and the North and South Shores of Hood Canal.

A great example of some of the fantastic waterfront homes, would be the home at 10811 North Shore Road for $449,900. It includes 3 tax parcels for over an acre of land along with a 100 ft of bulkheaded lo-bank waterfront and a cottage by the sea that has been recently remodeled with updated wiring and plumbing as well.

There are currently no pending sales along the North Shore of Hood Canal (South Shore currently has one pending sale) and there have been no homes sold during the month of January or February along the shores of North Shore Hood Canal. We saw the last sale along the North Shore of Hood Canal back in November of 2008 for a sale price of $385,000.

The North Shore of Hood Canal includes the small and charming towns of Tahuya and Dewatto as well.  These areas offer a lot of  privacy and very few travelers upon it. An occasional stray tourist will head down the eventual dead end road, but for the most part the North Shore of Hood Canal offers a little more privacy than does the South Shore of Hood Canal.

South Shore ~Hood Canal~Waterfront Homes for Sale~March Market Report

Spring is in the air?  Okay - so a few snow showers here and there still, but the calendar says its Spring and that means it's time to start thinking about summertime fun!

Let's see what is happening along the South Shores of Hood Canal for waterfront home sales...

 

Waterfront Homes for Sale and Sold along The South Shore of Hood Canal

There are currently 19 South Shore Hood Canal Waterfront Homes for sale.  Prices range from a low of $289,000 on up to a high of $925,000. 

 There are some awesome values out there right now!

There is currently 1 pending sale along On South Shore with an asking price of $274,900.00, with a market time of a short 5 days! This home was a foreclosure (owned by the bank) and the home was priced at 1/2 price to generate the best and highest offer quickly. Check back next month to see what it actually sold for! The bank ultimately created a "buyer frenzy" hoping to generate multiple offers and a small bidding war. It looks as though it worked! 

There was one sold South Shore Hood Canal Waterfront home during the month of March. If you look at last months' stats you will see that it was pending during February and awaiting a successful closing. I twas offered at $200,000 and sold for $200,000.

Generally, the Hood Canal Waterfront market starts to create some "buzz" and activity around the middle of March and April as the weather gets better and spring breaks through.  The talk starts then of "what are we going to do this summer for summertime fun?"

The South Shore of Hood Canal tends to draw a few more visitors than the North Shore of Hood Canal. State Route 106, known as South Shore to the locals, and known as "the Loop" to the Motorcyclists and bicyclists, allows access from Belfair to the South Shore to Union,Shelton and a connection to Highway 101.  Olympic Mountain Views along Hood Canal

A day of good weather will bring the tourists, motorcyclists and locals out for a drive or ride to catch the ever majestic Olympic Mountain and Hood Canal waterway vistas.

What is happening along the South Shores of Hood Canal for waterfront home sales? 

There are currently 18 South Shore Hood Canal Waterfront Homes for sale.  Prices range from a low of $385,000 on up to a high of $975,000. 

There is currently 1 pending sales with an asking price of $200,000, with a market time of a short 30 days! Obviously this South Shore Hood Canal Waterfront home was priced to sell and probably the first time in a long time that a waterfront home has been offered at $200,000 along the South Shores of Hood Canal.

 There are some awesome values out there right now!

A good example is the home at 18341 State Route 106 - South Shore. An impressive 4 bedrooms, 3.5 bath, 2664 sq ft waterfront home with a 3 car garage and deep lot to boot! Fireplace in the master along with mother in law/guest quarters downstairs. And your very own beach and its abundance of the bounties of the canal - for $649,900

There were 0 South Shore Hood Canal waterfront homes sold during the month of January and February of 2009.

Waterfront home sales along the South Shore, North Shore as well Southern Puget Sound shores of Grapeview and Allyn, stayed fairly consistent with the rest of the Belfair, WA real estate market for the year 2008.

We generally see the waterfront market have a market of its own. What I mean by that is that it will usually lean towards a normal market or a sellers market but 2008 was not like that.  Sellers saw the woes of a high amount of competition which is unusual in our area for waterfront homes for sale.

Buyers had many, many great choices and prices but only a few put their dollars out there as it seemed everyone fell prey to the same scared economy, bad news all around scene.  It was a buyers market even in the waterfront areana.

Overall the 2008 year for waterfront home sales along the South Shore, North Shore and Southern Puget Sound shores of Allyn and Grapeview saw a total of 18 sales. All in all not bad - 2007 showed 24 sales for the same waterfront area. 

The current inventory for waterfront homes for sale along the shores of the Hood Canal's North Shore and South Shore and southern Puget Sound shores of Allyn and Grapeview at a total of 34.  That is still a larger than normal inventory than we generally have at peak season of spring through summer. So there are many good homes and prices to chose from.

The prices for these waterfront homes on the market did slighty decrease, but not as much as we saw non-waterfront home properties prices decrease.

Everyone is curious as to what the new year of 2009 will bring. Will buyers take their curiosity and turn it into action to take advantage of the great choices, great prices and great interest rates? 

 Take advantage of the many opportunities that are awaiting out there.  Who knows when things will change again.

It's time to take a peak at Homes for Sale on the Hood Canal as we move closer to the thought of summertime fun!  

This particular blog is strictly saltwater waterfront homes for sale on the Hood Canal in Belfair and Union and the Puget Sound in Allyn and Grapeview. (This does not include For Sale By Owner properties).

Starting the 2009 year, waterfront homes on the Hood Canal in Belfair and Puget Sound in Allyn and Grapeview, the number of homes for sale has decreased although it is still a considerable amount on the market with no sales yet for January of 2009.

The waterfront home price ranges are all over the board and there are a LOT of great waterfront homes on Hood Canal as well as the Puget Sound and great prices.  The sales have been slow to come but there have been sales.

Waterfront Homes for Sale and Sold on Hood Canal ~Belfair

There are currently a total of 11 waterfront homes for sale on South Shore of Hood canal; 13 on North Shore of Hood canal and 10 waterfront homes on Case Inlet Puget Sound. The prices range from $385,000 on up to $1,395,000.  As you can see there are many choices and many price ranges. There is something for everyone out there!

There are currently no  pending sales. 

December 2008 only saw one sale along the Shores of Hood Canal and Southern Puget Sound  Mason County WA area at a price of $475,000.

The amount of waterfront homes for sale on the Hood Canal and Puget Sound is actually down  from previous months.  Could this be the start to a change of the Hood Canal and Puget Sound waterfront market? 2008 showed it to be a buyers market for the entire year. Quite possibly that will change this year?  

None of us know exactly when a market will change or hit bottom. It is generally after we move past that bottom that we know we hit bottom. So it is important for buyers to look at their goals and decide where and when  the best time  and bottom is for them and their goals.

This time of year generally starts to bring us buyer inquiries on Hood Canal and Puget Sound waterfront homes as the buyers gear up to find their "summertime fun" home.

2008 had a total of 18 sold waterfront homes on South and North Shore of Hood Canal and the Puget Sound (Case Inlet) Allyn, Grapeview, Belfair and Victor. Sold prices have ranged from $360,500 to $1,502,690
