Quite an interesting year 2010 was....... wouldn't you agree?  I think it is safe to say, we are all quite happy to move forward into 2011 with the hopes that the economy will show some better signs of life as well as the real estate market amongst other things, will start to stabilize and pick up a bit more.....

It is most definitely time for a full review of the latest and greatest happenings with homes for sale and sold, in LakeLand Village, Allyn, WA  for the year 2010.  Let's take a quick look at the year in review:

There are currently 16 homes for sale in LakeLand Village.  That brings the inventory down to a pretty low amount even for this time of year.  Typically in the winter, LakeLand Village will average around 20 active listings of homes for sale. 

The prices range anywhere from $149,950 (almost unheard of in previous years for a price for a home in LakeLand village) on up to $399,950.  The active homes for sale in LakeLand Village is broken down as follows:

  • Price Range  -
  • $100,000 to $200,000  there are 2 homes for sale
  • $200,000 to $250,000 - there are 3 homes for sale
  • $250,000 to $300,000 - there are 3 homes for sale
  • $300,000 and up       - there are 8 homes for sale.
  • Average price is = $303,574
  • Average $$'s per square foot - $154.95
  • Average days on the market - 306

Lots of price ranges and lots of choices!  Don't miss out on the opportunity to own a home in LakeLand Village!

There are currently two homes pending (under contract just going through the logistsics of closing the sale). 

  • Average Price = $331,665
  • Average $$'s per square foot = $146.91
  • Average Days on the market = 94.5

The above shows that the pending homes were BELOW the average dollars per square foot of the active homes for sale and the market time a lot less as well.... hmmmmm sounds like some fairly and well priced homes!   Good job sellers!

There were a total of 15 homes sold in LakeLand Village for the year 2010.  This is only homes that were listed with real estate Brokers. 

Price Range :

  • $100,000 to $200,000 - 3 homes sold
  • $200,000 to $300,000 - 5 homes sold
  • $300,000 to $400,000 - 7 homes sold

This means that there was an average of 1.25 homes sold each month in LakeLand Village for the year 2010. With the current amount of inventory (16) that would mean it would take 12.8 months to get rid of the entire 16 currently active homes for sale if no more came on the market.  We all know there will be (more than likely) more homes for sale come on the market, but it does give you a better idea of what is going on.... 

  • Average Price = $265,233
  • Average $$'s per square foot = $127.84
  • Average days on the market = 304

Fall is in the air, the weather can't decide whether it wants to rain or not, be hot or cold and the days are slowly getting a little shorter......  The kids are getting ready to head back to school August 1st as well! 

So what is the LakeLand Village Real Estate Market doing during this season transition?

LakeLand Village had seen a steady rate of 2 homes sold per month on the average over the past year, but we seemed to have dropped to only one per month for the month of August as well as a few other months this year only showed one closing in LakeLand Village.  

One home for sale accepted an offer and was placed under contract during the month of August. Not a good sign for buyer activity, but it was a higher end home which was nice to see a higher end home selling.

Pending sales and solds do reflect that the buyers are all shopping in a price range of well under $350,000 for the most part...  Hmmm.... if you are selling your home these are really important numbers to be looking at! The dollars per square foot they are making offers on is pretty astounding to see! 

The inventory of homes for sale in LakeLand Village is at 27 active homes for sale listed with Real Estate Agents. It has stayed consistent inventory wise. This time of year is typically when we start to see more homes come off the market for sale as owners re-group and possibly go a different route with their real estate goals.  Let's check out the numbers...

Active Homes for Sale In LakeLand Village:

  • Average Price : $306,507
    • (2) under $200,000
    • (6) $200,000 to $250,000
    • (6) $250,000 to $300,000
    • (7) $300,000 to $350,000
    • (5) $350,000 to $400,000
    • (0) (400,000 to $450,000
    • (1) over $500,000
  • Average $$'s per square foot : $159.97
  • Average Days on the Market: 237 days

Pending Homes Sales in LakeLand Village:

Out of the many homes for sale in LakeLand Village over the last six months, there are currently 3 homes for sale pending (meaning they have mutually accepted offers on them between buyer and seller). The summary is:

  • Average Price : $244,975
  • Average $$'s per square foot : $113.33
  • Average Days on the Market: 724.50 days  (looking to find out how to shorten your market time??  Call me let's talk about it!)

One of the reasons two of these homes are still pending is because they are short sales. A short sale is when a seller owes more on the property that what they are selling it for. 

Sold Homes in LakeLand Village:

There was only one home that sold in the month of August in LakeLand Village.

It was not a  bank owned property nor a short sale.  It was a higher end home listed at $395,000 and sold for $380,000.  We have not seen a sale above $350,000  for the year in Lakeland Village until now . The average dollar per square foot of the sold home was $134.56 which is right on the money for what the normal resales in LakeLand Village have been selling for. 

We are all hoping to see more activity in the coming months and the home sale market stabilizing into a more normal pattern.  It has been a fairly unpredictable market as of late just not knowing or seeing as many buyers coming through the door.

Spring is in the air, the weather can't decide whether it wants to rain or not, the days are longer and brighter with the time change; we made it through the wet, rainy Memorial Day weekend - so it's GOT to get better - right??

We'res till waiting for the summer heat and it looks like we still are waiting for buyers to get out into the housing market and take advantage of the awesome values and homes for sale!   LakeLand Village has seen a steady rate of 2 homes sold per month on the average over the past year, but we seemed to have dropped to only one per month the last two months....

One home for sale accepted an offer and was placed under contract during the month of June as well and there is still one that has not closed that is still pending that was put under contract in March. I believe this was a short sale hence the reason it has not closed as of yet.

  • Average $$'s per square foot : $155.73
  • Average Days on the Market: 246 days

Pending Homes Sales in LakeLand Village:

Out of the many homes for sale in LakeLand Village over the last six months, there are currently 2 homes for sale pending (meaning they have mutually accepted offers on them between buyer and seller). The summary is:

  • Average Price : $238,950
  • Average $$'s per square foot : $115.61
  • Average Days on the Market: 530 days (hmmm they both show NUMEROUS price reductions - a well priced home from the BEGINNING is the best way to shorten your market time)...

Sold Homes in LakeLand Village:

There was only one home that sold in the month of June in LakeLand Village.

It was not a  bank owned property nor a short sale.  It did sell at an average of $99 per square foot.  The buyer of this home purchased an exceptional home at an exceptional value!

  • Average Price : $319,000
  • Average $$'s per square foot : $99.10
  • Average days on market : 12 days.  Priced correctly for the market right out of the shoot definitely gets the job done!

So what's the real estate market doing this spring season for homes for sale in LakeLand Village ? Just as the weather seems to be fairly uunpredictable in the spring season, the real estate market seems to be following the same pattern in some areas.  Although LakeLand Village has seen a steady rate of 2 homes sold per month on the average over the past year.

We had great hopes of having many buyers out and about to be able to take advantage of the  First Time home buyers tax Credit as well as the expansion credit to current homeowners, and LakeLand Village did show four sold homes in the month of April, but there were no buyers who came under contract during the month of April....  one home was placed under contract during the month of May as well and there is still one that has not closed that is still pending that was put under contract in March. I believe this was a short sale hence the reason it has not closed as of yet.

    • (2) under $200,000
    • (4) $200,000 to $250,000
    • (6) $250,000 to $300,000
    • (9) $300,000 to $350,000
    • (3) $350,000 to $400,000
    • (2) (400,000 to $450,000
    • (1) over $500,000
  • Average $$'s per square foot : $146.38
  • Average Days on the Market: 256 days

Pending Homes Sales in LakeLand Village:

Out of the many homes for sale in LakeLand Village over the last six months, there are currently 3 homes for sale pending (meaning they have mutually accepted offers on them between buyer and seller). The summary is:

  • Average Price : $279,225
  • Average $$'s per square foot : $107.43
  • Average Days on the Market: 416 days

Sold Homes in LakeLand Village:

There was only one home that sold in the month of May in LakeLand Village

It was a bank owned property as well.  It did sell at an average $$ per square foot of $137.15 which is higher than the current pending average and more in line with normal resales.  

  • Average Price : $158,000
  • Average $$'s per square foot : $137.15
  • Average days on market : 89 days.  This shows it was a fairly priced home and in the price range buyers were buying quickly in!

The calendar says it is spring, but the weather sure has been a little more wintry than we would expect!  I know we are all waiting for some warmer and sunnier weather and soon it will be upon us....

SO how about the real estate weather in LakeLand Village for the month of March?  What's been going on?  Let's take a look....

We had great hopes of having many buyers out and about to be able to take advantage of the of the First Time home buyers tax Credit as well as the expansion credit to current homeowners, and March showed quite a few homes for sale in LakeLand Village with accepted offers.

Pending sales and solds do reflect that the buyers are all shopping in a price range of well under $300,000 for the most part...  Hmmm.... if you are selling your home these are really important numbers to be looking at!

The inventory of homes for sale in LakeLand Village is at 28 active homes for sale listed with Real Estate Agents. It has stayed consistent for quite a few months with some homes coming off the market, some receiving offers and being sold. This is typically when we do see more homes come on the market for sale though.

  • Average Price : $316,167
  • Average $$'s per square foot : $152.00 ( a considerable drop since the last report as well as coming more into line with the sold properties).
  • Average Days on the Market: 191  

Out of the many homes for sale in LakeLand Village over the last six months, there are currently 6 homes for sale pending (meaning they have mutually accepted offers on them between buyer and seller). The summary is:

  • Average Price : $296,482 (a considerable increase as well from the last report) 
  • Average $$'s per square foot : $134.00 (an increase over the last report. This is more than likely from the bank owned properties and the less expensive inventory already being sold).
  • Average Days on the Market: 302

January 2010 showed one home sold; February showed there were NO sold properties in LakeLand Village for the month of February.

Out of the six current pending homes for sale, 3 of those came under mutually accepted contract in February and the other 3 came under a mutually accepted contract in March.  Hopefully April will see some of these homes close.   Will keep you posted!

There was one home sold (the transaction was completed and the home now has new owners) -

The home sold for $233,500 with a dollar per square foot of $144.32 and days on the market 134. Looks as though this home was priced and positioned correctly on the market for a sale!

Ohhh and pssssst...... don't forgot about the Tax Credit Extension and EXPANSION that now allow current homeowners who are buying a new primary residence to acquire up to a $6500.00 tax credit as well! And we are counting down to the end of the First Time HomeBuyer tax Credit and Expansion!!!!  You have until April 30 of this month to be under a mutually accepted contract and need to be closed by June 30 of this year.

LakeLand Village~Allyn~The "Now & Then Real Estate Market"~A Peak in the Past

LakeLand Village~Allyn~The "Now & Then Real Estate Market"

I am always curious about statistics and love to compare things to previous events or years. I thought it would be interesting to take a peak into the past and check out the statistics for homes that sold in the small residential golf course community of LakeLand Village -comparing from 2006 through 2009.

2009 - There were 21 homes sold in LakeLand Village Allyn, WA for the entire year.

  • The average sold price was $244,752
  • The average dollars per square foot for the LakeLand Village sold homes was $135 per square foot.
  • The average days on the market for the sold homes was 182 days. Actually not too bad.

 Buyers were definitely shopping price in 2009 and there were many choices of homes for sale in LakeLand Village throughout the year- inventory reached an all time high of 54 homes for sale. 

2008 - There were 21 homes sold In LakeLand Village~Allyn~WA~ the entire year of 2008. Interesting this number is the same as 2009. Let's see what else stayed the same or changed.

  • The average sold price was $306,500 - Now there's a considerable change from 2009!
  • The average dollars per square foot for the LakeLand Village homes sold for 2008 was $156 - another big difference
  • The average days on the market was 274 days. Interesting that it took longer for the homes to sell in 2008 but their average price and average dollar per square foot seemed to remain fairly strong in comparison to previous years.  

2007 - There were 29 Homes sold in LakeLand Village~Allyn~WA~ the entire year of 2007.

  • The average sale price was $335,017
  • The average dollars per square foot for the LakeLand Village Homes sold for 2007 was $166- another big difference from 2008 and definitely a huge difference from 2009!
  • The average days on the market was 192 days.

Let's take a look back one more year to 2006 for homes that sold in lakeLand Village for the year .

2006 - There were 50 homes sold in LakeLand Village~Allyn~WA for the entire year of 2006. I think it is safe to say this is going to probably show as LakeLand Village's "Peak" market for real estate sales.

  • The average sale price was $333,604 - quite an average with 50 homes that sold in comparison to the above 29 and 21.
  • The average dollars per ssquare foot for the LakeLand Village Homes Sold for 2006 was $159.77 - slitghtly down but with 50 homes sold- that's a pretty solid number.
  • The average days on the market was 153 days. Another difference reflecting LakeLand Villages' "peak" market.

Happy Thanksgiving from LakeLand Village

I know, I know it is so hard to believe that we are already past Thanksgiving and moving swiftly towards Christmas!!  ~~SIGH~~  Time seems to go so fast this time of year! 

So what's been going on In LakeLand Village during the month of November? In anticipation of the First Time home buyers tax Credit Ending, it seemed that we started off to a slow start in November as far as buyers making offers on homes. It also seemed as though the buyers weren't out looking as much as they were in October.

The really interesting part was that the pending sales and sales reflect that the buyers are all shopping in a price range of well under $300,000.  Hmmm.... And if you think that is interesting, check out Richard Bell's Blog Report of "where they buyers are coming from." I think you will be quite surprised!

The inventory of homes for sale in LakeLand Village has dropped down to 23 active homes for sale listed with Real Estate Agents. It's about average for our normal fall/winter inventory based on the years past. 

  • Average Price : $298,459
  • Average $$'s per square foot : $144.16
  • Average Days on the Market: 238

We have one contingent sale currently in LakeLand Village. This means that the buyer must sell their current home first in order to progress with transaction on the home in LakeLand Village.

Out of the many homes for sale in LakeLand Village over the last six months, there are currently 4 homes for sale pending (meaning they have mutually accepted offers on them between buyer and seller).

  • Average Price : $234,675
  • Average $4's per square foot : $146.57
  • Average Days on the Market: 219 days

October had shown that there were NO sold properties in LakeLand Village - that was quite a shocker, but more than likely it was because of slow downs possibly due to the type of loan the buyer was trying to obtain.

November showed 3 closed sales and with the 4 pending sales in LakeLand Village, December should actually statistically be a good ending to a very, very unpredictable year in the housing market in LakeLand Village.

  • Average Price : $263,000
  • Average $$'s per square foot: $144.21
  • Average days on the market: 87

Something interesting regarding the sold properties during the month of November is that the list price to sell price percentage is at 100% meaning the homes were sold at their list price....

I hope that everyone had a fantastic Thanksgiving with family and friends! Our house was sure full of thanks. Even though it has been a tough year for all - we are very thankful for what we have and what we have done....

LakeLand Village~29 Homes for Sale~ What's been happening in the Fall LakeLand Village Real Estate Market?

LakeLand Village~29 Homes for Sale~ What's been happening in the Fall LakeLand Village Real Estate Market?

Homes for Sale in LakeLand Village in the first couple of weeks of October seemed to have taken off and then..... it slowed backed down....

As the seasons change did and will the real estate market change? Well it seems as though there was a slight stall in offers being written for the month of September, it picked back up the first couple of weeks of October and then the last two weeks it all but stalled...... (Hmmm where'd everyone go??)

There are currently 29  homes for sale in LakeLand Village

  •  
    • The average asking price is $301,303 (down from September);
    • The average dollar per square foot is $148.77;
    • The average days on market is 209

There is one (1) contingent homes for sale (the buyer has to sell their current home first in order to complete the purchase of the new home);the two contingent sales from last month fell through as the buyers could not sell their homes before their contingency expired.

There are five pending homes for sale in LakeLand Village (up from 2 in September);

  •  
    • The average price is $229,625.00;
    • The average dollars per square foot is $127.50;
    • and the average days on market is 296.5.

Four of the pending offers were written and accepted during the month of October.

Sold properties in LakeLand Village for the month of October was ZERO (0)!!! September only saw two and neither month has been extremely impressive for sold properties. November should shape up to be a strong month with many pending sales finalizing.

There's still plenty of great homes for sale in LakeLand Village as well as the surrounding areas to choose from! There's something out there for just about everyone.

For those of you who do not know about LakeLand Village, it is a small residential golf course and lake community nestled above the small town of Allyn, WA (check this LakeLand Link out).  Allyn, WA as well as LakeLand Village offers many amenities as does the surrounding area of  Southern Puget Sound and Hood Canal.

Fall in LakeLand Village Allyn WA

Fall is here both on the calendar and in the air!

As well as the upcoming end to the First Time Home-buyer tax Credit ...

In order to be eligible for the credit, you must close the home by November 30, 2009!  That does not leave much time if you think about it, because a normal home sale transaction (lender dependent as well as various other factors), takes on the average 30-45 days to close.

And if what I think will happen, happens - we will see an increase in the number of buyers writing offers on homes for sale in LakeLand Village as well as the surrounding areas;

which also means the lenders will be busy -which could in turn delay your transaction!  So the sooner the better! 

 

Don't delay! Get on out there and find the right home for sale for you!

There are two contingent homes for sale (the buyer has to sell their current home first in order to complete the purchase of the new home); it's been a long time since we have seen contingent sales popping up as well. The two contingent sales are at

  •  
    • an average asking price of $379,500;
    •  average dollars per square foot of $114.84;
    • and an average of days on the market of 332.

There are two pending homes for sale in LakeLand Village

  •  
    • The average price is $224,900;
    • The average dollars per square foot is $125.65;
    • and the average days on market is 370.

There was only one written offer that was accepted during the month of September which happened to be one of the contingent homes for sale noted above.

Sold properties in LakeLand Village for the month of September were not extremely impressive with only two clocking in for sold properties.

  •  
    • The average sold price was $230,000;
    • with an average of dollars per square foot of $117.15;
    •  and an average of days on the market of 230.

Lakeland Village Homes for Sale~Allyn~WA~Market Report For August 2009

Summer is winding down as the kids head back to school and we celebrate Labor Day Weekend! Incredible how fast time has gone by.  It hasn't stopped buyers from shopping for homes for sale in LakeLand Village though!

August was quite an active month for showings on Homes for Sale in LakeLand as well as offers that were written and mutually accepted between buyers and sellers.

Homes for Sale In LakeLand Village a Golf COurse COmmunity

The amount of inventory of homes for sale in LakeLand Village is now at  27.

  • There are 3 that are under the price of $200,000;
  • 8 Under the price of $300,000;
  • 13 Under $400,000;
  • and the remainder of $400,000. 

There are still many choices and price ranges available. Something for just about every budget!

Looking at the pending sales, buyers realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market.

There were a total of 5 pending sales written during the month of August. There is also one contingency sale (a buyer needs to sell their home first in order to purchase a new one) which is something that we have not seen in a fairly long time in LakeLand Village.

The other interesting number to note is the selling to list price ratio for the last two months. It is showing an average of 97.31% which indicates that sellers are not moving too far off their asking price. In previous months that number has been below 95%. This shows us that if you are priced correctly for the market, you are more apt to sell your home closer to your asking price. 

This market is all about PRICE,PRICE, PRICE!!

Sold homes for sale in LakeLand Village amounted to (2) for the month of August at an average dollar per square foot of $138.61.  An increase from July which was $125.82 per square foot average. 

It is also a great time to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.  Time is running out on the credit, so don't wait too long!
