LakeLand Village~Allyn~The "Now & Then Real Estate Market"

I am always curious about statistics and love to compare things to previous events or years. I thought it would be interesting to take a peak into the past and check out the statistics for homes that sold in the small residential golf course community of LakeLand Village -comparing from 2006 through 2009.

2009 - There were 21 homes sold in LakeLand Village Allyn, WA for the entire year.

• The average sold price was $244,752
• The average dollars per square foot for the LakeLand Village sold homes was $135 per square foot.
• The average days on the market for the sold homes was 182 days. Actually not too bad.

 Buyers were definitely shopping price in 2009 and there were many choices of homes for sale in LakeLand Village throughout the year- inventory reached an all time high of 54 homes for sale. 

2008 - There were 21 homes sold In LakeLand Village~Allyn~WA~ the entire year of 2008. Interesting this number is the same as 2009. Let's see what else stayed the same or changed.

• The average sold price was $306,500 - Now there's a considerable change from 2009!
• The average dollars per square foot for the LakeLand Village homes sold for 2008 was $156 - another big difference
• The average days on the market was 274 days. Interesting that it took longer for the homes to sell in 2008 but their average price and average dollar per square foot seemed to remain fairly strong in comparison to previous years.  

2007 - There were 29 Homes sold in LakeLand Village~Allyn~WA~ the entire year of 2007.

• The average sale price was $335,017
• The average dollars per square foot for the LakeLand Village Homes sold for 2007 was $166- another big difference from 2008 and definitely a huge difference from 2009!
• The average days on the market was 192 days.

Let's take a look back one more year to 2006 for homes that sold in lakeLand Village for the year .

2006 - There were 50 homes sold in LakeLand Village~Allyn~WA for the entire year of 2006. I think it is safe to say this is going to probably show as LakeLand Village's "Peak" market for real estate sales.

• The average sale price was $333,604 - quite an average with 50 homes that sold in comparison to the above 29 and 21.
• The average dollars per ssquare foot for the LakeLand Village Homes Sold for 2006 was $159.77 - slitghtly down but with 50 homes sold- that's a pretty solid number.
• The average days on the market was 153 days. Another difference reflecting LakeLand Villages' "peak" market.

LakeLand Village Homes for Sale and Sold~After Thanksgiving Sale?~Market Report~

I know, I know it is so hard to believe that we are already past Thanksgiving and moving swiftly towards Christmas!!  ~~SIGH~~  Time seems to go so fast this time of year! 

So what's been going on In LakeLand Village during the month of November? In anticipation of the First Time home buyers tax Credit Ending, it seemed that we started off to a slow start in November as far as buyers making offers on homes. It also seemed as though the buyers weren't out looking as much as they were in October.

The really interesting part was that the pending sales and sales reflect that the buyers are all shopping in a price range of well under $300,000.  Hmmm.... And if you think that is interesting, check out Richard Bell's Blog Report of "where they buyers are coming from." I think you will be quite surprised!

The inventory of homes for sale in LakeLand Village has dropped down to 23 active homes for sale listed with Real Estate Agents. It's about average for our normal fall/winter inventory based on the years past. 

• Average Price : $298,459
• Average $$'s per square foot : $144.16
• Average Days on the Market: 238

We have one contingent sale currently in LakeLand Village. This means that the buyer must sell their current home first in order to progress with transaction on the home in LakeLand Village.

Out of the many homes for sale in LakeLand Village over the last six months, there are currently 4 homes for sale pending (meaning they have mutually accepted offers on them between buyer and seller).

• Average Price : $234,675
• Average $4's per square foot : $146.57
• Average Days on the Market: 219 days

October had shown that there were NO sold properties in LakeLand Village - that was quite a shocker, but more than likely it was because of slow downs possibly due to the type of loan the buyer was trying to obtain.

November showed 3 closed sales and with the 4 pending sales in LakeLand Village, December should actually statistically be a good ending to a very, very unpredictable year in the housing market in LakeLand Village.

• Average Price : $263,000
• Average $$'s per square foot: $144.21
• Average days on the market: 87

Something interesting regarding the sold properties during the month of November is that the list price to sell price percentage is at 100% meaning the homes were sold at their list price....

LakeLand Village~29 Homes for Sale~ What's been happening in the Fall LakeLand Village Real Estate Market?

Homes for Sale in LakeLand Village in the first couple of weeks of October seemed to have taken off and then..... it slowed backed down....

As the seasons change did and will the real estate market change? Well it seems as though there was a slight stall in offers being written for the month of September, it picked back up the first couple of weeks of October and then the last two weeks it all but stalled...... (Hmmm where'd everyone go??)

There are currently 29  homes for sale in LakeLand Village

•  
  • The average asking price is $301,303 (down from September);
  • The average dollar per square foot is $148.77;
  • The average days on market is 209

There is one (1) contingent homes for sale (the buyer has to sell their current home first in order to complete the purchase of the new home);the two contingent sales from last month fell through as the buyers could not sell their homes before their contingency expired.

There are five pending homes for sale in LakeLand Village (up from 2 in September);

•  
  • The average price is $229,625.00;
  • The average dollars per square foot is $127.50;
  • and the average days on market is 296.5.

Four of the pending offers were written and accepted during the month of October.

Sold properties in LakeLand Village for the month of October was ZERO (0)!!! September only saw two and neither month has been extremely impressive for sold properties. November should shape up to be a strong month with many pending sales finalizing.

There's still plenty of great homes for sale in LakeLand Village as well as the surrounding areas to choose from! There's something out there for just about everyone.

LakeLand Village~Allyn~Homes for Sale and Sold~September 09 Real Estate Happenings~

Fall is here both on the calendar and in the air!

As well as the upcoming end to the First Time Home-buyer tax Credit ...

In order to be eligible for the credit, you must close the home by November 30, 2009!  That does not leave much time if you think about it, because a normal home sale transaction (lender dependent as well as various other factors), takes on the average 30-45 days to close.

And if what I think will happen, happens - we will see an increase in the number of buyers writing offers on homes for sale in LakeLand Village as well as the surrounding areas;

which also means the lenders will be busy -which could in turn delay your transaction!  So the sooner the better! 

Don't delay! Get on out there and find the right home for sale for you!

Okay -let's take a look at LakeLand Village Homes for Sale and Sold for the Month of September 2009

~ What's been happening in the LakeLand Village real estate market?  As the seasons change will the real estate market change? Well it seems as though there was a slight stall in offers being written for the month of September... (Hmmm where'd everyone go??)

There are currently 29  homes for sale in LakeLand Village.

  • The average asking price is  $314,175;
  • The average dollar per square foot is $148.64;
  • The average days on market is 213
  •  

There are two contingent homes for sale (the buyer has to sell their current home first in order to complete the purchase of the new home); it's been a long time since we have seen contingent sales popping up as well. The two contingent sales are at

•  
  • an average asking price of $379,500;
  •  average dollars per square foot of $114.84;
  • and an average of days on the market of 332.

There are two pending homes for sale in LakeLand Village

•  
  • The average price is $224,900;
  • The average dollars per square foot is $125.65;
  • and the average days on market is 370.

There was only one written offer that was accepted during the month of September which happened to be one of the contingent homes for sale noted above.

Sold properties in LakeLand Village for the month of September were not extremely impressive with only two clocking in for sold properties.

  • The average sold price was $230,000;
  • with an average of dollars per square foot of $117.15;
  •  and an average of days on the market of 230.

There's still plenty of great homes for sale in LakeLand Village as well as the surrounding areas to choose from! There's something out there for just about everyone.

Lakeland Village Homes for Sale~Allyn~WA~Market Report For August 2009

Summer is winding down as the kids head back to school and we celebrate Labor Day Weekend! Incredible how fast time has gone by.  It hasn't stopped buyers from shopping for homes for sale in LakeLand Village though!

August was quite an active month for showings on Homes for Sale in LakeLand as well as offers that were written and mutually accepted between buyers and sellers.

The amount of inventory of homes for sale in LakeLand Village is now at  27.

• There are 3 that are under the price of $200,000;
• 8 Under the price of $300,000;
• 13 Under $400,000;
• and the remainder of $400,000. 

There are still many choices and price ranges available. Something for just about every budget!

Looking at the pending sales, buyers realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market.

There were a total of 5 pending sales written during the month of August. There is also one contingency sale (a buyer needs to sell their home first in order to purchase a new one) which is something that we have not seen in a fairly long time in LakeLand Village.

The other interesting number to note is the selling to list price ratio for the last two months. It is showing an average of 97.31% which indicates that sellers are not moving too far off their asking price. In previous months that number has been below 95%. This shows us that if you are priced correctly for the market, you are more apt to sell your home closer to your asking price. 

This market is all about PRICE,PRICE, PRICE!!

Sold homes for sale in LakeLand Village amounted to (2) for the month of August at an average dollar per square foot of $138.61.  An increase from July which was $125.82 per square foot average. 

It is also a great time to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.  Time is running out on the credit, so don't wait too long!

There are currently 30 homes for sale in LakeLand Village. 

Looking at the pending sales, buyers realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market.

 It is also a great chance to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.  Time is running out on the credit, so don't wait too long to take advantage of the homes for sale in LakeLand Village.

There are 4 homes  for sale in LakeLand Village in Allyn that have pending sales. Here is the breakdown on the pendings:

• One (1) is Pending Inspection: An accepted offers is in place and the buyer is going through their "due diligence" of obtaining a home inspection.
• Three (3) are pending: They have accepted offers, have satisfied their home inspection and are proceeding through the closing process.

Overall Pending Sale Average Dollars per sq ft : $112.88 (keep in mind this number is slightly lower for the month of July due to 1 bank owned property pending at an incredible price and one short sale as well. )If you were to remove these homes from the mix, the average dollar per square foot comes in at $138.76 which is an increase from June's numbers.

**Two (2) homes sold in the month of July in LakeLand Village. The average $ per square foot for the two sold properties is $138.43. Not a bad number and this number has been fairly consistent and stable for quite a few months now, showing that the real estate market in LakeLand Village has stabilized. 

Below is a sample of what's available for sale in LakeLand Village in certain price ranges:

• (4) under $200k
• (10) $200k to $300k
• (13 ) $300k to $400k
• (2) $400k to $500k
• (1) $500 to $600k

  LAKELAND VILLAGE ALLYN, WA MARKET REPORT FOR JUNE

Summertime in LakeLand Village.... whether you live here full time or part time there is something here for everyone!  The market has started to heat up just as the weather has!  Now is a perfect time to take advantage of the fantastic homes and fantastic prices in LakeLand Village.

Let's take a look at the LakeLand Village Real Estate Market numbers and see what has been going on in June....

There are currently 31 homes for sale in LakeLand Village. Inventory increased slightly from last month but that is expected this time of year.

Looking at the pending sales, there has been quite a bit of activity during the month of June with buyers making offers. They realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market.

It is also a great chance to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.

There are 7  homes in LakeLand Village in Allyn that have pending sales. Here is the breakdown on the pendings:

• One (1) is Pending Back up Offers Requested- An accepted offer is in place, but the seller would like to accept back up offers as well
• Two (2) are Pending Inspection - An accepted offers is in place and they buyer is going through their "due diligence" of obtaining a home inspection.
• Four (4) are pending; They have accepted offers, have satisfied their home inspection and are proceeding through the closing process.

Overall Pending Sale Average Dollars per sq ft : $124.09 (keep in mind this number is slightly lower for the month of June  due to a bank owned property pending at an incredible price and a few short sales as well. )If you were to remove these homes from th mix, the average dollar per sqare foot comes in at $136.20. Down from May's numbers.

Four (4) homes sold in the month of June in LakeLand Village, but we have seen sales taking longer than 30 days to close due to lender underwriting slow down and appraisal issues.The average $ per square foot for the four sold properties is $139.32.This number is a little askew because of a sold foreclosure (bank Owned property) at a very low price for LakeLand Village ($106.22/sq foot); Taking that one out of the sold mix brings the average $$'s per square foot to $150.36 - down from May's number.

• (9) $200k to $300k
• (9 ) $300k to $400k
• (7) $400k to $500k
• (2) $500 to $600k
• (1) over $600k

May has shown an increase in pending sales and a reduction in the inventory of homes for sale in LakeLand Village! 

 Buyers - get your foot in the door before it becomes a sellers' market in LakeLand Village.

Let's check out the facts of what's going on.....

There are currently 29 homes for sale in LakeLand Village (this is a much better picture than what last year painted for us). This is a "positive" movement for sellers and buyers beware, as this could be a turning point as far as prices go in LakeLand Village and LakeLand's homes for sale inventory! 

Looking at the pending sales, there has been quite a bit of activity during the month of May with buyers making offers. They realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market.

It is also a great chance to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.

There are 8 (up from 4 last month)  homes in LakeLand Village in Allyn that have pending sales. Here is the breakdown on the pendings:

• One (1) is Pending Back up Offers Requested- An accepted offer is in place, but the seller would like to accept back up offers as well
• Two (2) are Pending Inspection - An accepted offers is in place and they buyer is going through their "due diligence" of obtaining a home inspection.
• Five (5) are pending; They have accepted offers, have satisfied their home inspection and are proceeding through the closing process.
• One  (1) of the 8 pendings is a bank owned property and three are short sales. 

 The average selling price and dollars per square foot are  lower than normal due to a few of the homes being in a short sale status (the sellers owes more on the home than it is being sold for) or a bank owned home (foreclosed or repo).

Overall Pending Sale Average Dollars per sq ft : $129.82 (keep in mind this number is low due to a bank owned property pending and the 3 short sales; The other pendings average per square foot is $142.68. A considerable increase as well as a considerable increase in buyers making offers.

Only one home closed (sold) in the month of May in LakeLand Village but we have seen sales taking longer than 30 days to close due to lender underwriting slow down, so June should show a very strong month for closed/sold properties. The average $ per square foot for the one home was $167.54.

The active homes for sale inventory in LakeLand Village is at a median price range of $367,475. This is higher due to the LOWER priced homes being sold or in pending status.The average dollar per square foot for active homes for sale in LakeLand Village is $152.29.

What has been going on in April 2009 in the LakeLand Village Real Estate Market?

For those of you who do not know about LakeLand Village, check this LakeLand Link out - there are some great opportunities for home ownership and it is a community that offers many amenities within itself as does the surrounding area of Southern Puget Sound and Hood Canal.

Looking at the pending sales, we are finally seeing some movement as the buyers realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market. What a great chance to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.

There are 4 homes in LakeLand Village in Allyn that have pending sales. These are homes that have accepted offers on them and are proceeding through the closing process. The average selling price and dollars per square foot are considerably lower than normal due to a few of the homes being in a short sale status (the sellers owes more on the home than it is being sold for) or a bank owned home (foreclosed or repo).

Pending Sale Average Dollars per sq ft : $128.91 (keep in mind this number is low due to a bank owned property pending at $74 per square feet!); The other pendings are $108.00 and up.

Two homes sold in the month of April in LakeLand Village (only one of these was listed through the Northwest Multiple Listing Service; One sold for a price of $245,000 at $140.48 per square foot. $140 - $150 a square foot is a good range to use for a fair buy in LakeLand Village. The other sold for $407,950 at a dollar per square foot of $128.00 per square foot (this home has a killer Mt Rainier and Sound view as well). 

A stable market (stable being equal sellers and buyers - a balance of supply and demand) or normal market in LakeLand Village in previous years has shown the actively listed homes of inventory to be around 15-20 through the fall and winter months and then pick up to a usual of 30-35 homes for sale after that. The past two years have been an exception as we started to turn and then fully entered the Buyers Market for the area.

The inventory of homes for sale in LakeLand Village for April is at 30 with a median price range of $347,745. This is higher due to the LOWER priced homes being sold or being pending. Ah-yes that means the inventory for under $350,000.00 is where the sales are happening and that inventory is starting to be reduced as well....

What has been going on in March 2009 in the LakeLand Village Real Estate Market?

For those of you who do not know about LakeLand Village, check this LakeLand Link out - there are some great opportunities for home ownership and it is a community that offers many amenities within itself as does the surrounding area of Southern Puget Sound and Hood Canal.

There are currently 29 homes for sale in LakeLand Village. (This is a much better picutre than what last year painted for us). This is a "positive" movement for sellers and buyers beware, as this could be a turning point as far as prices go in LakeLand Village and LakeLand's homes for sale inventory!

There were two homes sold in LakeLand Village in the month of March with an average median sold price of $209,000. The average dollar per square foot for these two homes was a remarkable $124.83 - (awesome buys!)
