Would you believe that I CAN'T find the one that turns them on?
A house - A "home" - you know - the one that POPS in their mind and heart with a few compromises. Nothing has "turned them on" - no sparkle in the eye; or running from room to room from the kids...no "my furniture would fit perfectly here...." just hmmm.... well it might work with no sparkle but a feeling of resolve...
I sat and listened to their criteria and their tastes and goals and my first initial thought was "piece of cake." They were very realistic.... and we should be able to look at quite a few choices... Well it isn't and there aren't..
. The inventory has been reduced considerably in the range of $225 -$300k that is stick built and a reasonable value and something they would consider... Their choices that fit their criteria are actually limited to 4 homes and 2 I can rule out because of the location. The other homes are too small or too old.
Wow,I am beginning to think that we are making a change in the market as far as inventory goes for stick built homes... WOW!
Is the market shifting to a more stable market in the Belfair area with less inventory??
I have revisited and revisited their criteria (thought I may have just been asleep there for a minute or searching wrong) and they are not being unrealistic but the home that will push their button has not shown its head yet. Amazing. I believe we are turning a corner. Stick built homes under 300k are starting to disappear and we are having to explore higher price ranges looking for the right one.
I know I'll find the the right home for them, but boy I did not even begin to think that we were going to have to scrutinize and compromise and increase the budget as much as what it looks like we are!
The prices HAD come down low enough that buyers expectations are now fairly HIGH and finding that perfect one is proving to be a challenge -especially if it doesn "turn them on..."

Don't give up you will find them some thing. I think buyers are hard to please right now. If you don't find anything in your area send them to Libby Montana we have some things in that price range.
Was there that little inventory? Or are they just "tire-kickers"? I'd be a bit concerned about their motivation level. Unless you know them well enough to know they just haven't found what they want yet.
Elizabeth - I know we will find something but it was sure strange not seeing more out there... eheheh Montana - a place I will be traveling as it is beautiful country!
Lisa - I almost wish they WERE tire kickers, but they are not. Have seen buyers have to COME up in their price ranges due to stick built inventory starting to move into pendings...

I know in our market we are holding on to our hats. It's soon to be a wild ride, with the REO's that are about to be let loose.
Valerie, I once had a couple and the wife kept saying "I just don't feel it". I wanted to give her something to feel! I showed them 20-30 homes and they never bought and it wasn't because I didn't ask for the sale!!
Valerie, I have had trouble in the $225-$240 price range - once I can get a tad over that I am ok. there might be inventory but there is a LOT of junk out there - the junk is still too high priced for the market!

Caren - I wish there were 20 -30 homes actually I'd take 10 right now to show them! Today will be the tell of whether they are going to have to increase their price range or not if we can't find anything or just wait...
Jo - Your words are so true - JUNK! There is a lot of junk out there. 250 and under the homes are also pretty small if they are worth a darn and over that up to 300 we seem to have a lack of homes in good condition. Go over that price break and there's more... going to be interesting to see what we find..Thanks for stopping in!
Well, I am looking for a saltwaterfront home/cabin for my clients for under $300k! Not many of those around either.
Kristian - good luck! I tell you if its a seller in a "normal" situation - well they seem to be holding the upper hand in THEIR market ...
Valerie, I just want to wish you the best, and hope that the "right" home shows up. We have all had our share of those buyers that end up never buying, and I hope this won't be the case this time.
Michael - we actually made an offer an a home today, but the market is changing for normal resale homes (whatever "normal" is supposed to be! We shall see if their expectations are too low or too high!! Thanks for stopping in!
I must admit, though, that I've never found an inaminate object that turned me on, no matter how big or how expensive -- LOL.
I've started showing my agent partners the beauty of the FHA 203K Rehab and USDA Rehab programs. When they find a home that is "close" to the turn-on stage, they ask, "What do we need to add to this place to make it perfect?" If it's less than $35,000 or $10,000 (depending on lending program) - and that still keeps it in the price range they need - WINNER!!!
