Behind the scenes your Team is working away diligently on all the little details that are needed to move towards the closing of your purchase.
When realtors refer to a purchase and sale being "signed around" or mutually accepted that is the term they tend to use when you and the seller came to agreement on the Purchase and Sale contract for the home. At that time, I opened escrow with the escrow company that was agreed upon in the purchase and sale, as well as deposited your earnest money check with the escrow company.
I also sent a copy of your purchase and sale to your lender and made contact to ensure that they had all of the information that they needed from myself and you regarding the property to get rolling on the financing of your new home. They too are diligently working behind the scenes towards the closing of your purchase.
When we first wrote your purchase and sale, I set your file up so that I can easily track how the process is going and make sure that the deadlines in the contract are met once we came into agreement with the seller. I check daily to make sure we are on track. So far so good!
I have also been in constant communication with the real estate agent who is representing the seller so that they know that we are diligent about the process of closing the transaction and so the agent can keep the seller informed. There is nothing worse than not knowing what is going on or not hearing ANYTHING for a long period of time. It is very, very important to me, to have constant communication.
Even if I have no news specifically for you, I will be communicating alot with you and the rest of our "team" so that all parties know what is going on. I also want you to know that I am available to answer any and all of your questions.
There are things that YOU need to be doing as well. I gave you a check list of some of the things that you are going to need to be taking care of (such as packing and moving particulars), while I am taking care of other items regarding your transaction.

It is not all about advertising - we spend a lot of time "behind the scenes" that noone really thinks about... there is a lot to it!
And I suspect you tell buyers that their earnest money deposit will be cashed by the escrow company. :) I almost lost my transaction yesterday because of that. The wire never reached the escrow company because some doofus at WaMu didn't approve it in time for the transfer. The REO listing agent wanted to put the home back on the market. I couldn't get the cash from Sacramento to LA, no matter what ideas I came up with, which included having a courier go to WaMu in LA and bring a CC to escrow. Finally, I had the buyer sign a release of contingencies and emailed it, and that did the trick. Good thing we had finished our home inspection. Oops, didn't mean to get so wordy.
Eliabeth - I do tell them it WILL BE cashed by them - I actually have a package I give to my buyers that lays out the process and addresses it there as well. Don't want any surprises! I'll tell you sometimes our business is extremely trying! I am glad you are wordy-it's nice to know that I am not the only one that can have some trying transactions! and glad it worked out for you too. I know last year I sold a million dollar house and escrow forgot to wire the net proceeds funds to the seller -oops - yeah boy there were some tempers flying that day! I did get them all settled down and everyone happy but I thought OMG how could you forget to wire almost a million dollars???? I know we are all only human but there are days and I learned to make sure even AFTER closing I doublecheck that the funds were all transferred...... Thanks for stopping in !
